Meraas unveils expanded residential masterplan for Dubai Design District

Dubai-based developer Meraas, part of Dubai Holding Real Estate, has unveiled a major residential expansion at Dubai Design District (d3), introducing canal-front homes, public green spaces and walkable streets.

Located between Downtown Dubai and Dubai Creek, the enhanced masterplan spans 18 million square feet and integrates residential, cultural, retail and hospitality offerings, strengthening d3’s position as a design-led urban community.

Meraas said the expansion supports Dubai’s ambition to become a global hub for design, culture and innovation under the Dubai Economic Agenda D33, while responding to growing interest from local and international property buyers.

Momentum at d3 continues to build, with recent residential launches attracting strong demand. Meraas highlighted the sell-out of Atelis, a 280-unit waterfront tower, and the successful launch of The Edit, a three-tower development offering 557 design-led homes.

The new residential masterplan introduces a waterfront neighbourhood aimed at creative professionals, investors and families seeking design-focused urban living. It will feature canal-front residences, cultural spaces, walkable streets and landscaped public areas, forming a fully integrated live-work community amid strong demand for lifestyle-driven homes in central Dubai.

The masterplan is organised into five distinct zones, including canal-front residences with boutique hospitality, a mixed-use urban core with curated retail and dining, a cultural quarter overlooking the d3 Bowl, a wellness-focused residential area with parks and sports facilities, and a creative hub featuring galleries, studios and loft-style spaces.

According to property listing data, prices at d3 reflect rising demand for design-led waterfront living. Homes at Design Quarter start from around Dh1.87 million, while The Edit is priced from approximately Dh2 million for one-bedroom units, reaching Dh34 million-plus for luxury penthouses. Atélis offers one-bedroom homes from about Dh2.1 million, with larger units and premium residences commanding higher values.
