Dubai real estate: Arada launches fitness-led branded residence in Downtown Dubai

Arada has announced the launch of Inaura Downtown, a new fitness-led hospitality and branded residences concept, with its first project located in the heart of Downtown Dubai. Sales for the AED 1.7 billion (US$462.9 million) development are expected to begin by the end of January.

Designed by Dutch architectural firm MVRDV, the 42-storey tower will rise over 200 metres and feature a luxury hotel along with 114 branded residences, including triple-storey, duplex and full-floor homes. The hotel component will occupy the lower ten floors of the building.

A key architectural highlight is a central orb structure housing social and dining spaces with 360-degree views of Burj Khalifa, Business Bay and Dubai Mall, positioning the tower as a new landmark on Dubai’s skyline.

The residential mix will include a three-storey, six-bedroom Sky Penthouse, two duplex five-bedroom Sky Villas, and a range of one- to four-bedroom apartments. Homes are designed around a movement-led concept, featuring floor-to-ceiling glazing, spacious layouts and private balconies.

Amenities at Inaura Downtown will include a 3,000-square-metre multi-level Formative gym and fitness centre, a medical clinic, spa facilities offering cryotherapy and hydrotherapy, and multiple food and beverage venues across podium levels and within the tower’s Sky Lounge.

Additional facilities such as co-working spaces, meeting rooms, a cinema, a library and a children’s play area further enhance the lifestyle offering.

Arada said the project reflects growing demand for wellness-driven, performance-focused living spaces, positioning Inaura as the first in a planned series of kinetic wellness destinations designed to scale globally.
